房子 refi lock rate 的问题

请教一下邻居里的房贷老手们.
load amount 550k, terms 30-yr fixed, no point no fee, today's rate - 4.375 no impound.  Is this good or I should wait a few days? Does the rate really follow the $TNX?

this is very decent jumbo rate for refi.

no, mortgage rate doesn't exactly follow 10yr treasury yield.

actually, it sounds almost too good to be true for jumbo loans. Even for conforming loans, it's hard to get lower rate (e.g. 4.25%) for no-cost refi.

江- core，不到湾区不知道房子贵啊。200K也就将够 down payment 的。
