To have a good investment property, the house purchase price vs monthly rent should be 125 and lower. Take an example, 250K property should generate 2K rent a month, that translate into 24K/yr, and yearly return is 24/250 = 9.6%. You need to pay property tax 1-2%, maintance and vacancy another 1-2%, then your return is 5-6% which is in-line with stock market long term performance. If you carry mortgage, you need to minus mortgage rate from return.
The pros of real estate investment are:
(1) You beat the inflation and keep the value. In other word, if you think today's $250K house can supply a child to a decent college, 15-20 years later, a house still can supply a child to a decent college. That's on top of streaming 5-6% yearly income or return!
(2) You are able to borrow money and use leverage. Another added benefit of carrying mortgage is that you can deduce mortgage interest for the tax.
(3) Relative less time involved if only 1-4 units (a multi-family or 1-4 seperate houses). Over 4 units are commercial real estates.
Cons of real estate investment are:
(1) Knowlege of investment and market analysis.
(2) Dealing with tenants (people) or contractors.
(3) Liability.
(4) Locking you in the region.
Real estate investment is good for people having stable job so that they have money, a little spare time and can hold for long term. If you are handy, it is better. It meant to turn the time value into estate value. If you think time is not your big asset or advantage, don't do it.
Only two types of people come to the real estate market: someone rich or someone wants to become rich. |
