[放炮] 分享最近选的两只高利股

AGNC(about 18%), NLY(about 14%),都是Residential REIT版的。它们为什么能在过去的三年中在房地产下滑的情况下稳步成长我也想知道,但是它们过去三年中的曲线很牛,尤其是AGNC, 几近完美。PEG高一点但 P/E 还很诱人。如果你也认为房地产离底部不远了,那么它们在今后两年中是否会保持它们的表现呢?

我已分期建仓,准备长期持有。如果它们能继续表现,每年15%的股息可能比我投房地产回报大。还有一只Micro Cap ARR,不确定性较高,暂时不碰。

just a small note: AGNC is not a residential REIT, but a mortgage REIT. basically, it uses leverage via financial securities to increase return.  furthermore most mortgage REITs purchases mezzanine tranches in CMO structures to further juice return. Strangely enough, AGNC survives the crisis pretty well, while many other mortgage REITS got beaten badly. it seems to be a good candidate. I will have to read its financial reports :-) For long term investments, FA is more important than TA...... 在此省略1000字避免更多的板砖。

NLY is mortgage REIT too.

what you heard is absolutely right.

This is the difference between mortgage REIT and residential REIT. mortgage REIT holding is leveraged fixed income securities. These two mortgage REITs are holding agency pass-throughts and CMOs, so their holdings won't have default risk, but interest rate risk.

So I guess as long as unemployment stays bad and the residential estate market stays sluggish, these stocks have a good chance to stay "healthy".

AGNC started in 2008. very good timing as the rates started lowering from then.

18% yield is very attractive. I think owning this is much better than owning treasuries, if one has to allocate some $$ to fixed income products.

Does it mean if mortgage rate raised, its price will go lower?
