You need to check the rent cost and trend around your area. If you don't have much principle, and your house is deeply under water, considering short sale it. In general, it only need 2 or 3 yrs to fix your credit. Well, the hell with credit, let's just pay cash.
my first thought is that your mortgage is very high, may be you are on 30 yr and not much down payment. 2nd finding a good 房客 is very very important. It will save you lots of time and money.
if you own any money to your HOA, they just will put a lean on your property. And they will get back (might be only portion) of their cost. Do not tell you 房客 that you are in the process of foreclosure, otherwise they will not pay you rent right away. Plus you do not know when the final foreclosure time will be.
To sell the house fast in this market, need to find a good agent, and also spend lots/lots of time to keep the house in top clean condition each and every day. Then with some luck, you can get it sold pretty quick. This way, we got our previous house sold this summer for 2 months. Good luck to you all.

The house you bought is pretty cheap, you should be able to break even with the monthly rent.
Find yourself a property manager if you do not live in that city.
