the assumption you are making is that you will be paying this mortgage for 15 yr. You can calculate the break even time frame.
If I were you, I would take the first one. because many things can happen, you might move to different location, you might sell the house, the rate might go lower and you refinance, you might pay off the loan in advance, you might default on the loan and walk away. In all these cases, you will fair little better with the first choice.
But not much difference anyway. just take it easy, don't get too stressful. |
