Be careful on one thing: Once your buyer's agent showed you the house, the law will protect him to get the buyer's agent commission. Even if you dealt with the seller directly, without him.
So when you check out a house, if only the sellers' agent is there (in case of open house), you need to explicitely telling the agent you want to see the house alone, or you have your buyer's agent.
If you directly ask the sellers' agent to show you a house, not a open house, according to the law, the sellers' agent might get the buyer's agent commission.
